These annual reports are compiled by the local CB Richard Ellis office. The data represents the markets from mid-year 2012 to mid-year 2013, and the narratives are from CB Richard Ellis' marketing/research department. (Click on report name to download a PDF.)

INDUSTRIAL
This survey includes all industrial buildings over 10,000 square feet and built after 1950 within Erie County. Industrial buildings include, manufacturing, warehouse, and flex space. Buildings were identified via Erie County tax records, owner surveys and property tours. Erie County tax records were adjusted when necessary if information was inaccurate as noted by property tours or surveyed property owners. Each property was site visited to verify its classification and use. Lease rates analyzed in this report are provided by owners and do not reflect specific tenant build outs, negotiated terms or incentives. 

OFFICE
This survey includes all office buildings over 10,000 SF within Erie County. Buildings were identified via Erie County tax records, owner surveys and property tours conducted by qualified office real estate brokers. Erie County tax records were adjusted when necessary if information was inaccurate as noted by property tours or property owners. Each property was site visited to verify its classification and use. Lease rates analyzed in this report are provided by owners and do not reflect specific tenant build outs, negotiated terms or incentives. RETAIL
Inventory of each retail property was acquired through information provided by public assessment records, direct contact with owners, owners, property managers and brokers. Local landlords have been helpful in providing accurate data for this report, and in some instances physical inspections have been made to compile the most accurate information possible. Our database is continually refined to enable meaningful year to year comparisons. Properties surveyed were limited to all retail properties of 50,000 SF or greater in Erie and Niagara County.

MULTI-HOUSING
Sales transaction information for multi-family properties in all municipalities in Erie and Niagara counties were tallied for the period coinciding with end dates from the previous annual report to mid-2013. The end date of results varies by a few months among the different municipalities because of the timing of their own tax record updates, and availability thereof to proprietary tax databases to which CB Richard Ellis subscribes. To be considered as part of the database, any transaction must be designated “arms length” and include four or more living units.
